521-537 West 25th Street (former Conley Foil Building) is a four story, red brick, American Round Arch style factory building designed by Schickel and Ditmars and completed 1900-1901. The building was modified in subsequent campaigns, particularly in the 1940s to provide additional loading berths. The building is included in the West Chelsea Historic District, which is designated by the Landmarks Preservation Commission (LPC) and eligible for listing on the New York State (SR) and National Registers (NR) of Historic Places.
Li/Saltzman Architects serves as Historic Preservation Consultant to Prime Group (Owner) and BWD Architects (Architect of Record) for the adaptive use of the building as a mini-storage facility. LSA’s role includes conducting archival research, documenting the chronology of alterations, performing an existing conditions assessment, and assisting the team in meeting LPC requirements. The proposed scope includes new multi-light metal and glass storefront windows in existing and restored masonry openings; new bifold metal and glass doors; new signage; restoration of ornamental lamp brackets with tear drop luminaires; masonry brick repairs and graffiti removals; rooftop mechanical equipment; and interior alterations. LSA successfully presented the project with the Owner and Architect of Record to Manhattan Community Board 4’s West Chelsea Land Use Committee and LPC at Public Hearing. Construction is anticipated to be completed in 2026.
