Originally constructed in 1846, 280 Broadway is listed as a State and National Historic Landmark and an individually designated NYC landmark. The building, once known as the “Marble Palace”, housed the first department store in NYC, the A.T. Stewart Company.

Li · Saltzman Architects was retained by Gibney Dance to renovate the 32,000 square foot second floor and part of the first floor as a performing arts venue. The phased construction included fourteen (14) studios, a black box theater, a gallery, administration offices, and support spaces. Flexible spaces were designed to meet state-of-the-art rehearsal and performance requirements, i.e., acoustic isolation, sprung floors, barrier-free access, and technological options. Special emphasis was placed on varying levels of transparency and the use of natural light, including skylights. Historic cast-iron columns, plaster walls, moldings, brick piers, arches, and terra cotta wainscot were restored and integrated into the design.
