		<description><![CDATA[Preservation and design guidelines for historic resources in a commercial center of Lower Manhattan]]></description>
			<content:encoded><![CDATA[<p>In the 1860s the crossroads at Fulton and Nassau Streets emerged as one of the city’s most prominent and vibrant commercial centers. Although the area retains many of its 19th and early 20th century buildings, their historic character and architectural integrity have been diminished through inappropriate alterations and signage.</p>
<p>As part of the post-September 11 revitalization strategy for Lower Manhattan, Li/Saltzman Architects served as the Preservation Architect for the assessment of historic resources and the preparation of design guidelines for a sixteen-block area at Fulton and Nassau Streets. Retained by the NYC Economic Development Corporation as part of a consulting team, Li/Saltzman Architects undertook an existing condition survey, provided archival research, prepared design guidelines, and provided recommendations for incentive grant programs for the renovation and restoration of the storefronts and facades within the project area. The first phase of implementation of the guidelines is in progress.</p>

		<description><![CDATA[Research and preservation planning for the redevelopment of the former Bethlehem Steel site.]]></description>
			<content:encoded><![CDATA[<p>Li/Saltzman Architects served as the Preservation Architect in a team of professionals developing a Master Plan for the redevelopment of the former Bethlehem Steel site. The historic 124 acre site was planned as a residential, commercial, entertainment and cultural complex.</p>
<p>Li/Saltzman Architects provided archival research, documentation of building conditions and alterations, and assessment for potential adaptive use.  As Preservation Architects, Li/Saltzman successfully advocated within the redevelopment team for the preservation of the historic structures and the historic interpretation of the site, and met with various local and regional organizations regarding the potential creation of a Visitors’ Center within the Stock House, the oldest structure of the site. As the phased development progresses, the history of the former industrial complex is maintained.

		<description><![CDATA[Master Plan and restoration of exterior envelope and lobbies of a landmark Art Deco skyscraper.]]></description>
			<content:encoded><![CDATA[<p>The Fred French Building, a landmark Art Deco skyscraper was constructed in 1927. With massed setbacks and detail inspired by ancient Mesopotamian art, the building is embellished with bronze entrances and storefronts at the base and polychromatic terra cotta murals at its crown.</p>
<p>Li/Saltzman Architects developed a Master Plan for the exterior envelope and lobbies, including restoration of the ornamental terra cotta, brick, and terraced setbacks; restoration of the original bronze and glass façade elements, and development of prototype storefront layouts to accommodate present and future retail tenants; re-creation of the missing retractable awnings; and restoration of the marble, mosaic, and stenciled lobby walls and ceilings. After approval of the Master Plan by the NYC Landmarks Preservation Commission, a phased restoration program was implemented, resulting in a Design Award and Special Commendation for Restoration from the American Institute of Architects.</p>

		<description><![CDATA[Research and preservation planning for the redevelopment of Lincoln Center's buildings and open space.]]></description>
			<content:encoded><![CDATA[<p>When it was conceived in the mid-twentieth century, Lincoln Center was envisioned as an unprecedented public, private and artistic partnership for the performing arts. As the cultural institution approached its 50th anniversary, a redevelopment plan to accommodate the evolution of the performing arts was needed.</p>
<p>As part of Lincoln Center’s professional team, Li/Saltzman Architects developed a planning document to guide proposed restoration and alterations in relation to the property’s historic context. The “Analysis of Existing Conditions, Historical Development, and Future Plans for Lincoln Center” thoroughly documented the changes over time of the campus, identified the character-defining features and materials for each building and open space, documented the existing conditions, and reviewed proposed changes for public spaces and building expansions. The report included analyses of Josie Robertson Plaza, the Columbus Avenue Frontage, Avery Fischer Hall, Metropolitan Opera House, New York State Theater, Damrosch Park, New York Public Library for the Performing Arts, Lincoln Center Theater, North Plaza, Milstein Bridge Plaza, and The Juilliard School. Drawing on respect for its mid-century modern architecture, the revitalization of Lincoln Center has been extremely successful.
