57 East 64th Street, in the Upper East Side Historic District, was designed by C.P.H. Gilbert and constructed in 1905 as a private residence. The five-story, limestone faced building features a four-story curved bay front capped by an ornamental balustrade, and a copper and slate mansard roof with dormers. The original interior spaces of the building retain plaster ornamentation inspired by both French Rococo and Gothic styles, herringbone-patterned wood floors, and stained glass.
To fulfill the requirements for a Special Permit, in accordance with Section 74-711 of the Zoning Resolution, Li · Saltzman was retained as the Preservation Architect. LSA provided construction documents and administration for the restoration of the building envelope including façade cleaning, masonry repointing and rebuilding, replacement of the slate mansard roof, and restoration of the original wood double-hung and casement windows. Interior restoration included replacement in-kind of in-laid, herringbone wood flooring, ornamental plaster repair, and localized upgrades to the mechanical, plumbing and life safety systems.
